Based on the events of the EU financial cycle 2020-2027, it is foreseeable that the EU's centralized and distributable revenues will decrease significantly in the period 2028-2035, as the interest costs of indebtedness due to the protracted UA-RU conflict, military and energy costs will increasingly burden the budgets of EU Member States. Thus, the centralisable/distributable income will not increase but decrease. In addition, large domestic investments in manufacturing - BMW, MB, BYD, etc. - will significantly increase domestic GDP in Hungary. At the same time, the new EU accession countries will significantly reduce the EU average GDP, so HU is expected to become a contributor. The industrial logistics parks are vital to the country's re-industrialization strategy BUT there is significant extraction of vaulable land. The land sacrifice can be significantly reduced if the green space ratio in industrial-logistics parks is reduced from 25-40% to 0-5%. The real estate market cycle is characterized by a slow turnaround after a period of upward momentum, when the number of transactions first falls to zero due to buyer and seller expectations. Then, amid an increasingly noticeable bail-out, banks start tightening lending conditions: raising interest rates, asking for more collateral and forced sales. The wave of forced sales then brings buyer and seller expectations back together, and the housing cycle resumes at a usually much lower price level. The price of this instability is always paid by the public, the least informed and least prepared group of investors. This is why Mr. Vancskó, REM Group believes that reducing volatility in the real estate market is in the national interest and a task for market surveillance and regulation. Based on the solar panel's long-term cash-flow generation capacity, it can be revalued into real estate, even a rental apartment, and is therefore suitable for passive residential investment.
