REM Group is an integrated real estate investment, development and management company.
REM Group manages a full spectrum of real estate activities, including: investment, acquisition, development, construction, as well as asset and property management. The company provides bespoke real estate solutions that are optimized to create maximum returns for its clients.

REM Group’s management has extensive experience in the retail, office, residential and warehouse sectors. In 23 years of operations, the company has developed 25 landmark projects creating 235,000 square meters in Hungary. The value of the projects that the company has developed is over €325 million.

The company’s inception, in 1994, was within the Raiffeisen Banking Group - as its Hungarian in-house real estate division. In 2008, the principals of the company pursued a management buy-out, allowing REM Group to become an independent enterprise. Between 2008 and 2012, REM Group continued to develop and manage a portfolio of assets for Raiffeisen Bank Hungary.

Since 2012, the company continues to focus on its core competencies of real estate activities. In addition, it has also acquired a number of assets that were categorized as non-performing loans (NPLs). With a great deal of work, the company has been able to successfully restructure these assets.

Over the last two decades, the company’s management has proven its ability to adapt to the ever-changing real estate and business environments. Companies under the REM Group umbrella include REMINT Zrt. and REM Property Services Kft.

Property Development

REM Group has extensive experience in the property development cycle from site selection through zoning, planning, licensing, tendering, construction, engineering and quantity surveying. The company regards strategic planning as one of its most important value add roles during the property development cycle. In addition, REM Group has extensive experience at leasing development assets and providing quality management to ensure tenant satisfaction and retention. The management team has delivered high quality properties for its tenants and occupiers.

ASSET AND PROPERTY MANAGEMENT

REM Group’s goal is the implementation of an optimal asset and property management strategy, ensuring operational efficiencies, solid annual returns and asset value growth. This strategy is focused on increasing rental revenues & tenant satisfaction, lowering operating costs & operational risks, and controlling capital expenditures. The company continually monitors the performance of third party service providers and re-tenders all subcontractors and utility providers (on a regular basis) to optimize service charges.

So much of adding value is having a proactive asset manager who understands the full circle of the real estate cycle. REM Group has been, and continues to be, effective at real estate asset management - working in the best interests of the client or investor.

Investment

REM Group has deep experience in making investments for its clients and itself over the last two decades. The company has developed/built numerous income generating assets and purchased operating properties. Over this time, these investments have been effectively managed, creating solid returns for shareholders. PROJECT MANAGEMENT SERVICES

REM Group has comprehensive experience in project management having developed many properties for international companies requiring build to suit projects, both on time and within budget. The team’s strong skill-set in project management has been refined during many years of managing construction activity. The successful development of these projects was enhanced by combining the extensive development backgrounds of the core management team with the diligent selection of project contractors.

The process starts from the ground up, as the company works with an occupier to identify the optimal site. Thereafter, providing quality project management services to ensure construction is to plan, budget and timeline. On project completion, a property management agreement can be implemented with REM Group.

Built in three phases 2004-2007.
